One of the Coolest Top-Ten Homes I’ve Listed in Over Thirty Years!

Sometimes in the world of split-level home listings and boring architecture, every once in a while I get to list a home that’s so special that it tickles me when I’m hired to do teh marketing.

I recently listed such a home. It’s located on Rucker Hill in Everett, directly adjacent to the famous Rucker Hill Mansion. The detail work in the home I’m representing is original and it’s absolutely spectacular.

Look at the curved piece of wood just to the right of the top of the grandfather clock in the entry. The same curve is seen on the baseboard:

The Dining Room detail is spectacular. One visitor at a recent open house told me that it looked very much like her Grandfather’s apartment on Park Avenue in NYC:

And the library is simply out of this world:

Here’s what MSNBC has to say about the current housing market. But beware- housing markets are regional. The Seattle area market is heating up due to very low year-over-year inventory. Well priced, moderately valued homes now typically are getting multiple offers. Don’t expect to just waltz in and grab that new listing that just came on the market. It’s funny how buyers all seem to wake up the same morning and say, “Wow, rates are really low and prices have come down. This is probably the bottom. I better grab a place now before the prices go up”.

Town of Woodway Beckons Magnolia Buyers

Recently I did some research in order to identify the demographic profile of a typical buyer who purchases an estate type home in Woodway, WA (1-3 acres). What was not a surprise to me was that most of the buyers came from within a 3-mile radius of the property which they ulitimately purchased.

I knew empirically what the general demographic profile was due to my experience in selling high-end resale homes in the Edmonds/Woodway area. But what surprised me was that out of all of the sales of homes over $800,000 in the last 2 years, the majority of the non-local buyers came from one specific Seattle neighborhood! Of the buyers who were outside the approximate 3 mile radius, approximately 75% of those came from Magnolia!

I’m still trying to figure out why this is. Perhaps it’s the quality of life which both locations support. Perhaps Magnolia and Woodway attract upwardly mobile buyers. And perhaps Woodway has the general feel of Magnolia in some way, only on typically larger lots.
